You should expect a complete thorough Home Watch Visit will take 30-60 minutes for the average size home.
We are hired to make regular drive by visits either monthly or twice per month photographing the Exterior of your Home Watch Property from the street.
This is not a Full Home Watch Inspection!
An economical way to see how the exterior of your property is being maintained. This is meant to be a third party check up for those who have long or short term investment properties, vacant lots, homes rented with tenants, homes under construction, Air BNB's or property management co. managed homes.
The exterior photos (from the street/front) can confirm that the exterior of the home/property is being maintained by your tenants or your service providers.
Electronic reporting with date/location/photos are sent after each drive by visit.
Prices Start at ONLY $35 per visit.
We are hired to hold the key/alarm codes/gate codes etc. to your Home Watch Property only visiting/accessing your home when you call us. We are not a 24/7 alarm response service provider but will respond same or next business day during business hours M-F. Perfect and economical for the occasional need to let in a service provider, house guest, pick up a package and pre or post storm inspections.

Most Boats Sink At The Dock
When is the last time you looked into your bilge? Have you tested your bilge pump? Is your battery fully charged or on a battery maintainer? Are your deck drains clear of debris, covers secure, equipment in tacked?
Regularly checking your bilge pump and battery strength is paramount in preventing a sinking or a boat lift collapse.
Whether your boat is on a trailer, on a boat lift or on the water you do not want your boat to fill with water! We receive several inches of rain per week/month in the Southwest Florida summer months.
We can watch and report on your Boat, RV, Golf Cart and Automobiles with your Home Watch Service.
Price added to Home Watch Service is Minimal Between $5 - $25 for amenities.

Pre Storm and Post Storm inspection service is available for our Home Watch Clients that have agreed to this service per our Home Watch Service Agreement.
Pre or Post Storm inspection is not a full Home/Property Watch Service/Inspection visit
Pre Storm we photo document exterior of home and each interior room.
Post Storm is a quick look for obvious storm damage, water intrusion or issues needing immediate repair to prevent further damage.
Photo documentation of interior and exterior is provided with both Pre and Post Storm inspections.
Price for most homes $75.

Pre-hurricane close-up service for our Home Watch Clients that have signed up for this service.
We service homes with permanently mounted storm protection (accordion shutters, bahama shutters, roll down shutters, only).
The CLIENT should store all lawn furniture and loose items prior to departing.
The CLIENT should secure boat to dock/lift or trailer prior to departure. We can check or remove canvas and check your lines per your instructions prior to storm.
WE CAN NOT SECURE YOUR BOAT FOR YOU!(not insured for this).
Hourly rates apply for hurricane/pre storm close up service and post storm opening of the storm protection service.

Emily is a Florida State Certified Residential Real Estate Appraiser RD#7026.
How many inspections do they do per day? (doing many inspections per day is not good for you) If they say "we knock out several inspections a day", think about that.
Thorough, Quality Home Watch Checks are not fast...expect it will take 30-60 min.
We limit our daily inspections to accommodate finding/addressing issues needing our attention. You can not be in a hurry to get to the next inspection and do a exceptional job.
How/when do you receive your reports? ("We only report if something is wrong") or ("no news is good news") is not good for you.
We send reports via email day of inspection. We archive reports. You have written/photo documentation/ date /time stamped/GPS location.
How much do you charge? ( homes are X-$ and a condo are X-$) See a low published Price? You need to ask what services they provide for that low published price, do you get a report w/photos and what fees are they going to be adding. WE DO NOT CHARGE "ADD ON" FEES, those fees other companies don't tell you about until you are signing up for service or are a surprise on your first bill like (credit cards fees, annual software fee, checklist customization fees, administration fees, fuel surcharges or a annual fee) the price we determine on our walk through is the price per Home Watch visit you are billed for. (except for small condominiums) A thorough Home Watch Visit will take 30-60 minutes. If a Home Watch Service can finish in 10 -20 min. they are cutting corners to accommodate a low price!

Custom Home and Marine Watch clients can opt for different services/cost of service.
We can be your local contact/key holder and only access your home when called.
We can provide basic exterior only Home Watch Reporting.
We can provide basic interior/exterior Home Watch Reporting.
We can provide Home Watch reporting to include Boat, RV, Auto and Water House Plants.
We can provide full service, let us know you are departing and we will complete the extended absence pre departure check list, storm ready the exterior of the home by stowing loose items/patio furnishings, do weekly or bi weekly home watch inspections/reporting then let us know you will be returning and we will ready the home for your return.
We estimate fair and reasonable Home Watch Inspection prices after we know what services we will be providing.

If you think our estimated pricing is fair and reasonable you can invite us to your home for a walk through. At the walk through Neal or Emily will review with you our qualifications, insurance certificates, state and county business registrations and review our intake documents. We will inform you of Home Watch industry best practices, we decide together how we service your home. We determine a firm price per visit, WE DO NOT CHARGE "ADD ON" FEES, those fees others companies don't tell you about until you are signing up for service (credit cards fees, annual software fee, checklist customization fees, administration fees, fuel surcharges or annual fee) the price we determine is the price per Home Watch visit you are billed for. We have you sign our service agreement which will indicate start date and you provide us two keys to the access door.
You can cancel our agreement at anytime with 30 days notice.
