Most Boats Sink At The Dock
When is the last time you looked for water in your boats bilge? Have you tested your bilge pump? Is your battery fully charged or on a battery maintainer? Are your deck drains clear of debris, covers secure, equipment in tacked?
Have your boat professionally serviced prior to extended absences by your marine mechanic. Regularly checking your bilge pump and battery strength is paramount in preventing a sinking or a boat lift collapse.
Whether your boat is on a trailer, on a boat lift or on the water you do not want your boat to fill with water! We receive several inches of rain per week/month in the Southwest Florida summer months.

Small condo 20-30 minutes for condo and amenities when applicable.
If you see a lower Home Watch per visit price on a website or no prices listed on a Home Watch website be sure you ask about add on fees like sign up fee, annual fee, credit card fees and calculate that into the actual cost you will pay per visit and I think you will find our honest and No Up Front Fee Pricing to be very reasonable for top quality professional service. When shopping for Home Watch ask:
Who is doing your Home Watch visit? ( specifically who, you need to know who is in your home)
Neal or Emily do every inspection for Custom Home and Marine Watch.
How did they become trained to do Home Watch? (education does matter)
Advertising they are a member of a Home Watch Association does not mean they have any Home watch training! (Ask Them)
Neal trained in 2021 and achieved the highest designation available and also completed the one on one training, hands on Home Watch training camp via a home watch trade association.
Emily is a Florida State Certified Residential Real Estate Appraiser RD#7026 since 2007.
How many homes do they visit per day? (doing many inspections per day is not good for you) If they say "we knock out several inspections a day", think about that.
Thorough, Quality Home Watch Checks are not fast...expect it will take 30-60 min.
We limit our daily inspections to accommodate finding/addressing issues needing our attention. You can not be in a hurry to get to the next home and do a exceptional job.
How/when do you receive your reports? ("We only report if something is wrong") or ("no news is good news") is not good for you.
We send reports via email day of visit. We archive reports. You have written/photo documentation/ date /time stamped/GPS location.
How much do you charge? ( homes are X-$ and a condo are X-$) See a low published Price? You need to ask what services they provide for that low published price, do you get a report w/photos and what fees are they going to be adding. WE DO NOT CHARGE "ADD ON" FEES, those fees other companies don't tell you about until you are signing up for service or are a surprise on your first bill like (credit cards fees, annual software fee, checklist customization fees, administration fees, fuel surcharges or a annual fee) the price we determine on our walk through is the price per Home Watch visit you are billed for. Your first bill will have $5 per bath added for toilet brush and bowl cleaner which we provide for use in cleaning your toilets. A thorough Home Watch Visit will take 30-60 minutes.(except for small condominiums) If a Home Watch Service can finish in 10 -20 min. they are cutting corners to accommodate a low price!
Without knowing what will be expected of them, size of property and location
of your home how can they promote a low price and meet your expectations?
We charge according to the size of home, amenities, client expectations/services requested and location.
Custom Home and Marine Watch clients can opt for different services/cost of service.
We can be your local contact/key holder and only access your home when
We can provide interior/exterior Home Watch Reporting.
We can provide Home Watch reporting to include Boat, RV, Auto and Water House Plants.

If you think our estimated pricing is fair and reasonable you can invite us to your home for a meet and greet. At the meet and greet Neal or Emily will review with you our qualifications, insurance certificates, state and county business registrations and review our intake documents. We will walk the property to decide what service you may need. We will inform you of Home Watch industry best practices, we decide together how we service your home. We determine a firm price per visit, WE DO NOT CHARGE "ADD ON" FEES, those fees others companies don't tell you about until you are signing up for service (credit cards fees, annual software fee, checklist customization fees, administration fees, fuel surcharges or annual fee) the price we determine is the price per Home Watch visit you are billed for.
Your first bill will have $5 per bath added for toilet brush and bowl cleaner which we provide for use in cleaning your toilets.

Neal and his wife Emily live in the Old Grassy Point Sailing Community. Emily is a life long Florida resident while Neal has lived in Florida over 30 years. Prior to moving to Port Charlotte they frequently visited a family members 2nd home here in Port Charlotte as an unofficial caretaker "Home Watcher".
We have seen many of the problems second home owners experience. Couple that with our professional training and you can rest easy knowing your 2nd home is being looked after when you're away.
