Fill out the Contact us form or call Neal to get an idea of what our service is and likely to cost in Port Charlotte or Punta Gorda. If you think our estimated pricing is fair and reasonable you can invite us to your home for a walk through. At the walk through Neal or Emily will review with you our qualifications, insurance certificates, state and county business registrations and review our intake documents. We will inform you of Home Watch industry best practices, we decide together how we service your home. We determine a firm price per visit, WE DO NOT CHARGE "ADD ON" FEES, those fees other companies don't tell you about until you are signing up for service (credit cards fees, annual software fee, new account set-up fee, checklist customization fees, administration fees, fuel surcharges or annual fee) the price we determine on our walk through is the price per Home Watch visit you are billed for. Your first bill will have $5 per bath added for toilet brush and bowl cleaner which we provide for use in cleaning your toilets.
We both sign our service agreement which will indicate start date and you provide us two keys to the access door.

You can cancel our agreement at anytime with 30 days notice.

We want you to be comfortable and clear about our Professional Home Watch Inspection and Reporting Services in Southwest Florida.

Neal knew the importance of setting up and operating a professional home watch company for long term success. Since a license to provide Home Watch is not required by the State of Florida or Charlotte County Neal has registered a DBA, Custom Home and Marine Watch with the State of Florida and purchased the Tax Receipt/registered his business/name with Charlotte County

Neal is a member of both the NHWA, National Home Watch Association and FLHWA, Florida Home Watch Association. Neal completed the one on one training including onsite home watch inspections/checks for both homes/condominiums, business curriculum and the home watch curriculum tailored specifically to homes in the Southeastern US. Neal completed the Home Watch Boot Camp and also received the designation of "Certified Home Watch Professional” the highest accreditation available by the NHWA.

Neal has been involved in the property appraisal industry assisting his wife Emily who is a Florida State Certified Residential Real Estate Appraiser RD#7026 in residential appraisal inspections across the state of Florida for 15+ years, inspecting residential homes/condominiums is common place for Neal & Emily. We know what to look for and have years of inspection experience.

Boat ownership has also been a life long hobby and Neal has experience with motor vessels. We can watch and report on your boat while doing your home watch visit.

Why we do Home Watch

Neal and his wife Emily live in the Old Grassy Point Sailing Community. Emily is a life long Florida resident while Neal has lived in Florida over 30 years. Prior to moving to Port Charlotte they frequently visited a family members 2nd home here in Port Charlotte as the unofficial caretaker "Home Watcher".

We have seen many of the problems second home owners experience. Couple that with our professional training and you can rest easy knowing your 2nd home is being looked after when you're away.
